Mezzanine Financing Program

Doerken Properties, Inc., through its subsidiary Doerken Real Estate Services, has developed an active mezzanine financing program since 1999 and continues to look for new opportunities throughout California and other Western States. Proposed financing packages should be submitted to Allen J. Lynch, President, and should meet the following general structure.

Preferred Product Type :
Retail Retail, Existing Office, Industrial, and Income-Producing Residential.
Loan Amount :
$1,000,000 - $5,000,000
Term :
18 - 24 Months
Security :
2nd trust deed or collateral assignment of all ownership interests; Intercreditor Agreement with Senior Lender required.
Leverage :
Maximum 88% LTV
Geography :
Northern & Southern California preferred. Will consider western states.
Yield :
Deal/Risk Dependant, mid teens to low 20's, possible pay rate and accrual rate structure.
Lender Fees :
1% - 4% due diligence and other fees plus third party out of pocket cost.
Will not do :
Land, hotels, or speculative office.
Funding :
Within three days of document completion
